I will be talking about SL land kinds, SL land hunting, and general land management.

What I will be talking about is referring to SL Mainland.

Introduction
* Who is Shippou Oud ?
Shippou is a resident NCI land officer, who specializes in land sales, land trends, and land management.
He has been buying and selling land since 2005, and has turned it into a bit of a science. He was the first to wright books on the subjects of Land Sales Trends, Land Sales Pricing Guide, and Land Management. He also wrote the material for the NCI class "Advanced Land Ownership".
Chapter 1
* General management
Good land management is not only good for you, but for the community you reside in. Knowing the tools, and how to transform your lot into your own version of heaven-on-SL is essential.
Having a well terraformed lot, with out random items all over it reflects well on you.
Good land, starts with good terraforming. Having smooth land borders with your neighbors ( instead of sharp shear ones ) is the first step. The second step is controlling clutter objects others leave behind. The third step is being friendly with your neighbors.
If you see some one has an object that is overlapping your boundary, don't go off, and start calling the person names, and reporting them to LL, simple send a nice friendly IM asking of the object can be moved. I've found this works in 95% of the cases.
* Tools
How does one manage their land? Knowing the tools of course! When standing on your lot, you can ether right click the land and choose "about land", or click on the name of the lot that appears in the top middle of your Sl browser.
This will bring up all the land tools. From here you can change the name of the land, bring up terraforming tools, find options for land media, manage objects, and much more!
* Preparing for the hunt
If you are looking for land to buy, it is all ways good to be prepared. First think long and hard about what type of land you would like. Second think of the area you's like to be in. Third think of realistic prices you would be willing to pay for the land, and monthly tier charges.
Wright every thing down, and make sure you stick to it, unless you find the types of land you desire is too expensive, non-existent, or is so rare no lots are currently for sale.
I all ways give new land buyers the advice of "Never rush into buying any land, there will all ways be more." . I've seen too many times some one wants land, and goes off and buys something in a rush, to come to regret it a week or so later, because he or she did not review their goals, area the land is in, or tier.
In "view" click "property lines"
If you want specific land, look for the "map" button on bottom right of SL browser, click it. On the right side of the map screen uncheck everything. Next check "Land Sales" .
Land for sale will pop up in yellow, land for auction will pop up in purple.
Hunt around, teleporting to different areas, taking notes on each lot, and getting a land mark. after you find several good locations you would like to own, compare each very carefully, than decide on what to buy.

*Land features
There is many land features that define land, and it's area. I'll review most of them here.
- Islands - land that can not be terraformed into the other land

*Land types
When looking for land, land type usually determines prices. There are certain types that are very desirable.
- Unblockable View - land attached to a linden owned sim, or edge of world. No one can build in front of the property. http://slurl.com/secondlife/Dierli/154/18/113
- Protected - land attached to strips of land owned by the Lindens. The linden land strips can be undeveloped, roads, water ways buildings, great walls, and much more. 1, 2, 3 and very rarely 4 sides, can be attached. http://slurl.com/secondlife/Plano/9/214/113
- Development Sims - land in a sim that has been developed by the lindens. There are many different areas like this, and the prices can get high. http://slurl.com/secondlife/Barcola/98/4/113
- Snow Sims - Sims colored white, unpopular in summertime ( north hemisphere ), but fairly popular in wintertime ( north hemisphere ) http://slurl.com/secondlife/Grouse/237/253/113

- +-40M sims - Older sims, were the terraforming limits are set to 40, instead of the default 4 meters. http://slurl.com/secondlife/Blue/5/256/113
*Special land
This is referring to very rare land, such as 100% protected mainland islands, end of road land, land attached to an info hub, +4 -20M land, land attached to waterfall, e.t.c. http://slurl.com/secondlife/Hyppa/135/112/113

Chapter 3
*Preparing for selling
There are many points to consider when preparing to sell your land.
First is what is on your land? It is best if the land is cleared of all personal objects and builds. What one person likes, another may not like. This includes houses.
Second is terraformming. Land that naturally sets in with the surrounding land and is not jagged is best. Flattening and than smoothing out the edges works best.
Third is to add plants to your blank land. Grass, ferns, trees, and a few other mic plants works best, but make sure the plants fits into the area. Would you expect palm trees in a snow sim?
Don't be lazy ... It may take some time, but having a good looking land is key. Make sure the "for sale" sign that fits in, instead of being tacky ( spinning red rectangles, for example, are bad). A bad sign can turn away a lot of buyers.
You may own land of cliffs or all water lots ... what do you do about them? Building full platforms for cliffs, and floating platforms for all water lots, speeds up resale a lot. Just make sure the style of the platform fits in
*Land sales - general
When selling land, make sure it is reasonable priced for the area and type of land. The key is not underpricing, or overpricing it. First check the prices of all land in the general area ( per meter ), using the map button. Second is do a search for all land for sale using the search button. Third is use good judgment balancing it out, and setting a good price. It can take years to develop a good sense of land value, but it is not imposable to get a good idea.
-Never- over price your lot. Just because you see a same sized lot as yours going for $L40 a meter, does not mean it will sell.
*Land buying - general
First off, turn on property lines. ( View ... property lines ).
Now when you are looking for land, make sure you look around the land boundaries to check for 16M's or attached junk lots. Get a really good idea of the area first off.
If you don't care about what type of land you want, you can just use the search button, and pick out the cheapest land the size your looking for.
But if you want specific land, the map button will be your friend. Look around for a long time, until you get a good idea of the price range of the land you want, and than pick out a few lots you like. Compare them carefully, and than make your choice.
